Rooftop units take a beating in Florida. Heat, rain, salt air, sun exposure, and long runtime all increase wear. A maintenance checklist keeps small issues from becoming business interruptions.
What Should Be Checked
A commercial visit should review coils, belts, electrical connections, contactors, capacitors, amp draw, refrigerant behavior, drain lines, filters, economizers where present, thermostat or control operation, and visible equipment condition.
Why Records Matter
Written notes help managers see patterns. If the same unit has repeated capacitor failures, drainage problems, or comfort complaints, the maintenance record helps guide repair versus replacement planning.
